Every business registered with the KVK needs a visiting address in the Business Register, and can add a postal address where its post should go. We provide that postal address in Amsterdam, under a written agreement, for a sole trader, a freelancer, VOF founders, a first BV or a founder abroad who is launching a business in the Netherlands.

An address provider is an institution under the Dutch anti-money-laundering act, the Wwft (art. 1a lid 4 onderdeel g), and checks every client. We verify your identification and the ultimate beneficial owner (UBO) first.

A workspace, on request

Possible to discuss, never promised. For a visiting address in a shared building, the KVK wants access during opening hours to a workstation where you do most of your work, and an operator registered there for letting premises.

Where the KVK lets you register your business

Every establishment needs a visiting address. Under the KVK's proof rules, it must exist in the BAG, cannot be a P.O. box and must fit the property's designated use.

From arrival to the KVK appointment, in order

These are your steps as a founder. We come in only at steps 3 and 4, and only if you take our address.

  1. Choose your visiting-address route

    (you). Your home, owned or rented premises, a shared office or a declaration of consent: the proofs are in the table above. Working from home? Check Amsterdam's 40 percent rule.

  2. Checks, only if you take our address

    (us and you). Identification and the UBO, before any agreement: an address provider must check every client under the Wwft.

  3. Sign the agreement

    (you and us). It names the facilities you use. A declaration of consent is signed instead by the resident or owner, in ink, with a redacted copy of their ID.

  4. Check the BAG Viewer

    (you). The address exists, its number and suffix are right, and its designated use fits your activity: the tests the KVK applies.

  5. Register the business

    (the owner or the VOF partners; for a BV, the notary). Online form, then an appointment booked with DigiD, where the Amsterdam office issues the KVK number.   6. Keep the register current

    (the business). Report any address change within one week, free in My KVK. The KVK passes a new visiting address to the Belastingdienst; a new postal address you report yourself. A sole trader may shield the visiting address behind a public postal address. Processing: 3 working days online, 7 by post.

Address problems founders run into, and how they are handled

The questions founders bring to an address, in their words, with the rule that answers each.

"The KVK will not take my virtual office as my visiting address"

In the KVK's words, a virtual-office contract is a postal-address contract. A meeting room booked for a fee keeps it a postal address, and occasional flex-desk use never makes a visiting address.

"My provider says my registered address is my statutory seat"

Two different things. A BV's articles contain its seat (zetel), which must lie in the Netherlands (art. 2:177 BW). The Business Register records a postal and a visiting address (art. 11 Hrw 2007).

"My home address will be public"

A natural person's home address is never public. A sole trader can shield the visiting address behind a public postal address; a BV cannot on probable-threat grounds. Banks may still ask for your lease.

"Can I use a friend's or a relative's flat?"

Only with the KVK's declaration of consent, only for an address with a residential function, signed in ink by the resident or owner. It cannot be withdrawn and has effects for the signer.

"Can I use my hotel?"

No. The KVK never accepts a hotel as a visiting address, nor a hotel's consent letter. A visiting address is where your business works and you are regularly present.

Why we sell the address on its own

The rules that govern an address provider, and what they mean for you as a client.

An address provider is a Wwft institution

Whoever provides an address professionally is one, even with simple reception work, and must check every client. Supervision sits with the Minister of Finance, through the Belastingdienst's DFEI unit from 1 January 2026.

Domicile only is not a trust service

DNB states that an address with reception work only is not a trust service. Add legal assistance, tax returns, accounts or director recruitment for the same client or group, and the Wtt 2018 requires a DNB licence.

For you: one service from us

If you take our address, you take nothing else from NetherStart Partners or its group: bookkeeping, tax returns or registration help then come from a firm outside it. Our forms ask which one you want.

Announced for 2027

Regulation (EU) 2024/1624 counts providing a business address as a trust or company service provider activity from 10 July 2027; Directive (EU) 2024/1640 requires licensing or registration by the same date. The Dutch form is not yet published.

Is it legal for a company that is not a trust office to sell me a registered address?

Yes, as domicile only. DNB states that an address with no additional activity, or with reception work only, is not a trust service. The provider is a Wwft institution, supervised under the Minister of Finance. An address plus legal assistance, tax returns, books or the recruitment of a director for the same client or its group needs a DNB licence.

Will the KVK accept a virtual office address as my registered address?

As your postal address, yes: the KVK describes a virtual-office contract as a contract you can use as a postal address. A visiting address in a shared building needs access during opening hours to a workstation where you do most of your work, and an operator registered there with the letting activity. We promise the postal address only.

Can I register my business at my home address in Amsterdam?

Yes, if you live there and are registered there in the BRP: the KVK then asks for no proof of use. The activity must fit the rules for that address. The city's published rule lets you use up to 40 percent of your own home as an office without a conversion permit; above that, the permit costs EUR 664.10.

Can I use a friend's or a relative's flat as my business address?

Only with the KVK's declaration of consent, and only for an address with a residential function. The signer must live there or own it, sign in ink and add a copy of their ID showing only the document number, name, date of birth and signature. The declaration cannot be withdrawn, even after the home is sold.

Why does an address provider ask for my passport and the purpose of my business?

A domiciliation provider is an institution under the Dutch anti-money-laundering act, the Wwft, and the law requires client due diligence for every client, even where the provider only forwards mail. That is why we check your identification and the ultimate beneficial owner (UBO) before the agreement is signed.

Can the same provider also keep my books or file my tax returns?

Not if you take our address. Providing an address plus bookkeeping, annual accounts, tax returns, legal advice or assistance, or the recruitment of a director for the same client or its group is a trust service that needs a DNB licence. A client who takes our address therefore takes no other service from NetherStart Partners.

How do I keep my home address off the public register, and what does shielding cost me in practice?

A natural person's home address in the register is never public. A sole trader can shield the visiting address once a public postal address is registered; a BV cannot shield on the ground of a probable threat. VIES then shows the postal address, banks and insurers may ask for the lease, and the old address stays in the history.

Can I use a hotel or a short-stay address?

No. The KVK's own example says a hotel is never a visiting address, and a consent letter from a hotel is not accepted. A visiting address is where the business does its work and where the owner is present on a regular basis, and a hotel stay does not meet that test.

I live abroad and will work in Amsterdam for a few months. What do I need first?

Start with the RNI registration: in person and free; a national from outside the EU, EEA and Switzerland registers only in Breda or Venlo. It gives you a BSN, then a DigiD. A sole trader staying under 4 months registers only with a Dutch visiting address plus the RNI registration; over 4 months, the municipality registers you in the BRP.

Is a registered office the same as the statutory seat?

No. The articles of a BV contain its statutory seat, the zetel, which must lie in the Netherlands. The Business Register records something else: a postal address and a visiting address for each establishment. They are separate terms in separate laws, and our agreement concerns the postal address in the register.

How fast must I report an address change, and what does it cost?

Within one week, as for every change to the register. Changing or adding an address in My KVK is free, and the KVK processes it in 3 working days online or 7 by post. The KVK passes a visiting-address change to the Belastingdienst; a postal-address change you report yourself.

What does the state charge to register, and do I need an appointment at the KVK in Amsterdam?

The KVK's one-off registration fee is EUR 85.15 in 2026. A sole trader, freelancer or VOF fills in the online form and books an appointment with DigiD; the Amsterdam office works by appointment only, Monday to Friday 8:30 to 17:00, at De Ruijterkade 5 until its move to Kabelweg 39-47 on 2 November 2026. A notary registers a BV.

How can someone check my registered address?

Anyone can search the Business Register by name, address or KVK number, free of charge. A shielded visiting address does not appear in the result, although regulators, solicitors, notaries, bailiffs and Wwft institutions can still see it with permission. A natural person's home address is never public in the register.

How can I make an appointment for an RNI registration in the Netherlands?

RNI registration is done in person at a municipal RNI desk and is free of charge. A Dutch, EU, EEA or Swiss national may choose any of the 19 desks; anyone else can register only at the desks in Breda and Venlo. The registration gives you a BSN and the right to apply for a DigiD.

What documents do I need to register in the Netherlands?

For a sole trader, freelancer or VOF: a valid identity document checked at the KVK appointment, a BSN and a DigiD, the online form and proof of use for the address you register. A notary registers a BV from the notary's own list. A declaration of consent needs the signer's ink signature and a redacted copy of their ID.
